Empty offices, earning again.
We turn vacant office floors into short-term, ready-to-use offices. Landlords earn income with zero capex and no long lease that sets a low rent. Small teams get a private, ready office in days, for less than a coworking.
Launching in Poland.
The problem
Vacant space is expensive to hold and risky to fill.
01
Space sits empty between leases.
When a tenant leaves, floors can stay vacant for 6 to 24 months while the landlord keeps paying service charges.
02
Landlords won't spend before they sign.
Fit-out money usually comes with a new lease, so the space stays in whatever state the last tenant left it.
03
A cheap lease can hurt the building's value.
Lenders and valuers look at achievable rent. Signing a long lease at a low rate can lower the valuation. Often it is rational to leave space empty.
The result: good offices in supply-constrained locations sit empty, while companies looking for short-term space can't find any.
Process
How it works
1
A landlord gives us a vacant floor under a management agreement. No lease, no capex.
2
We assess and grade the space. If it needs light work (cleaning, carpet wash, paint), we pay for it.
3
Companies use the space on flexible licences of 1 to 12 months, all-inclusive monthly price.
4
When the landlord signs a long-term tenant, they give notice and we move our users to another space in our network.
Supply
For landlords
- Income from vacant space, starting with your service charge costs covered.
- Zero capex. We fund light refresh works and recover them from income.
- No lease. Users are on short licences, so no new rent level is set for the building.
- Exit anytime with 1 to 3 months notice when a real tenant appears.
- Space stays used, maintained and visible to the market. Some users become long-term tenants.
- Full reporting on occupancy and income for your asset manager and lender.
Demand
For companies
- Move in within days, not months.
- 1 to 12 month terms. One monthly price, no fit-out, no deposit drama.
- Real offices in good locations, not hot desks in a coworking.
- Built for small and growing teams that need a real, working office now. No corporate fit-out, no branding project, no long term lease. A private office for less than the same team would pay for desks in a coworking.
- If the landlord signs a long-term tenant, you get at least 60 days notice and we move you to another space in our network at our cost.
Space grades
We work with space as it is
Grade A, Ready
Good condition. Listed immediately.
Grade B, Refresh
Needs cleaning, carpet wash, painting, small fixes. We fund it and recover the cost from income.
Grade C, On demand
Needs bigger works like new carpet or ceilings. Done only for a committed user or after the landlord signs a long-term tenant.
We furnish spaces with reused furniture from decommissioned offices. Lower cost, less waste.
Economics
The model
We operate the space. We do not lease it. Income is split through a simple waterfall.
Monthly income from users
- Tier 1Landlord's service charges are covered first.
- Tier 2Our refresh costs are recovered.
- Tier 3Remaining income is shared between landlord and Sparefloor.
Other revenue
- Furniture
- Services (IT, cleaning, reception)
- Conversion fee when a user signs a long-term lease
Timing
Why now
01
Vacancy between leases
Hybrid work left a large stock of vacant office space between leases, even in strong locations.
02
Shorter planning
Companies plan in months, not years. Demand for short, flexible terms keeps growing.
03
Cautious capex
Construction and fit-out costs are high, so landlords are cautious about spending on vacant space.
Questions
FAQ
Is this a lease?
No. We sign a management agreement with you. Users get short-term licences or service agreements, not leases. You stay in control of the space.
Will this affect my valuation?
The structure is designed so that short-term licence income does not set a new rent level for the building. Every asset and lender is different, so we review the setup with your valuer and lender before we start.
What does it cost me?
Nothing upfront. We fund light refresh works and recover them from income before any profit split.
What if I find a long-term tenant?
You give us 1 to 3 months notice, agreed upfront. We relocate our users.
Who handles operations?
We do: sales, contracts, access, cleaning, and user support.
Do you need my lender's consent?
Some loan agreements require it. We check this with you at the start.
